CtrlS Secures ₹7,000 Crore Investment to Expand AI-Ready Data Centres Across India

Strategic partnership to drive hyperscale and AI-ready infrastructure growth across India, reinforcing the nation’s position as a global digital powerhouse

India’s digital infrastructure sector has received a major boost as CtrlS Datacenters announced a landmark investment commitment of up to ₹7,000 crore from Canada Pension Plan Investment Board (CPP Investments). The strategic collaboration marks one of the largest investments in India’s rapidly expanding data centre industry and is expected to significantly accelerate the development of hyperscale and AI-ready infrastructure across the country.

The investment comes at a pivotal moment for India’s technology ecosystem, where increasing cloud adoption, artificial intelligence applications, enterprise digital transformation initiatives, and hyperscaler expansion are driving unprecedented demand for high-performance data centre capacity.

As part of the agreement, CPP Investments will invest ₹4,000 crore in CtrlS in exchange for an 8.2% equity stake. The transaction values CtrlS at a pre-money valuation of ₹44,914 crore (approximately C$6.6 billion), underscoring the company’s growing influence within India’s digital infrastructure landscape.

In addition to the equity investment, CtrlS and CPP Investments will establish a dedicated joint venture to develop hyperscale data centre campuses across India. Under the partnership structure, CPP Investments has committed up to ₹3,000 crore and will hold a 48% stake in the venture, while CtrlS will retain majority ownership with a 52% stake.

The collaboration is designed to address the growing infrastructure requirements of cloud service providers, large enterprises, and AI-driven businesses that require scalable, secure, and energy-efficient data centre environments. As India emerges as one of the world’s fastest-growing digital economies, the need for advanced digital infrastructure continues to accelerate.

Speaking on the milestone, Sridhar Pinnapureddy, Founder and CEO of CtrlS Datacenters, emphasized that India’s artificial intelligence revolution is already underway and creating significant demand for next-generation infrastructure.

“India’s AI moment is not on the horizon—it is already here. The demand signals from hyperscalers, cloud service providers, and enterprises are clear and unmistakable,” said Pinnapureddy.

He further noted that the investment validates CtrlS’ market leadership, operational excellence, and long-term growth potential as organizations increasingly invest in AI and cloud technologies.

The partnership also reflects growing international confidence in India’s digital future. Highlighting the strategic importance of the Indian market, Max Biagosch, Senior Managing Director and Global Head of Real Assets at CPP Investments, noted that India has become a cornerstone of the organization’s global data centre investment strategy.

“As one of the world’s fastest-growing digital markets, India represents an important pillar of our global datacenter strategy. Demand for datacenter infrastructure in India continues to accelerate, driven by hyperscale expansion, strong domestic cloud growth, and emerging AI-led demand,” Biagosch said.

CPP Investments has steadily expanded its presence in India since making its first investment in the country in 2009 and opening its Mumbai office in 2015. As of March 31, 2026, the institution held more than ₹1.85 lakh crore (C$27 billion) in net assets across India, making it one of the nation’s largest international institutional investors.

Industry experts view the transaction as a strong indicator of India’s growing importance in the global technology and AI ecosystem. As organizations increasingly rely on cloud computing, machine learning, generative AI, and data-intensive applications, the demand for robust digital infrastructure is expected to continue rising sharply over the coming decade.

The investment also highlights India’s emergence as a preferred destination for long-term infrastructure capital, supported by favorable demographics, rapid digitization, increasing internet penetration, and a thriving technology sector.

With this significant capital infusion and strategic partnership, CtrlS is poised to expand its footprint, strengthen its hyperscale capabilities, and build the infrastructure required to support India’s next phase of digital and AI-driven growth.
